A Real Inspection. A Real PropWise Result.

I ran my own home inspection through PropWise.

Three years ago, I worked through this 44-page inspection report while purchasing my own home.
I recently ran that same report through PropWise to show how a dense inspection can become a
clearer, more organized workflow for an agent and buyer.

The property address, personal information, inspection-company details, and other identifying
information have been removed for privacy. The inspection findings and PropWise results are authentic.

Why This Report

This was not a polished demo or a made-up example.

This was the inspection report from my own home purchase. It included electrical concerns,
crawl-space issues, exterior deterioration, improper grading, window defects, garage safety
items, plumbing repairs, maintenance notes, observations, and inspection limitations.

I remember what it was like to work through it three years ago. That experience is part of
what led me to build PropWise.

The Transformation

From a long inspection PDF to clearer next steps.

Working from the inspection alone

  • Findings spread across dozens of pages.
  • Safety concerns mixed with maintenance notes and general information.
  • No organized repair-cost overview.
  • No direct path from finding to relevant vendor category.
  • The agent must manually shape the next buyer conversation.

After processing through PropWise

  • Actionable findings separated from informational and limitation items.
  • Issues organized by severity, category, and source page.
  • Repair-cost context grouped by category.
  • Local vendor options connected to relevant findings.
  • Multiple negotiation strategies prepared for agent review.

Report Overview

A clearer snapshot of what the inspection contained.

PropWise extracted 66 total report items. After informational notes and inspection limitations
were separated, 52 actionable findings remained across observations, maintenance items,
contractor-evaluation items, and defects.

Cost Context

Repair estimates organized by category.

The complete actionable view produced an estimated repair context of $13,362. Electrical,
plumbing, flooring, garage, masonry, roofing, HVAC, and other categories could then be reviewed
individually instead of remaining buried throughout the original report.

Electrical

$2,008 estimated category cost

Plumbing

$1,762 estimated category cost

Flooring

$1,710 estimated category cost

Garages

$1,558 estimated category cost

Finding Details

More than a generic inspection summary.

Each finding can include severity, issue type, repair category, the original inspection page,
estimated cost context, compliance status, and nearby vendor options.

01

Electrical Safety

Open attic splicing, panel wiring concerns, missing GFCI protection, and other electrical findings.

02

Crawl-Space Concerns

Mold-like growth, damaged subflooring, a missing vapor barrier, and access concerns.

03

Exterior and Drainage

Wood deterioration, siding defects, grading concerns, masonry issues, and leaking gutters.

Agent-Controlled Sharing

The full analysis does not have to become the shared report.

PropWise allows the agent to choose which findings are included. In this example, the complete
actionable view totaled $13,362. A narrower selection of findings produced a shareable report
with an $8,802 estimate.

Complete actionable view

52 actionable findings and $13,362 in estimated repair context.

Selected shared view

The agent-selected findings recalculated the shared estimate to $8,802.

Negotiation Preparation

Four paths to help structure the next conversation.

PropWise generated several possible approaches for the agent to review based on the inspection
findings and transaction context.

Seller Repairs

Request selected priority repairs before closing.

Seller Credit

Explore a lender-approved contribution or closing credit.

Hybrid Strategy

Combine critical repairs with a credit or price adjustment.

Proceed and Monitor

Move forward while budgeting and prioritizing post-closing work.

Built From a Real Agent Experience

This is the workflow I wish I had three years ago.

PropWise does not replace the inspection, the agent, qualified contractors, legal guidance,
lender review, or professional judgment. It gives agents a clearer place to begin.
